GREATER TORONTO REALTORS® REPORT FEBRUARY RESALES

Here is the most recent update from the Toronto Real Estate Board. We are still having an active market due to the excellent mortgage rates available to the consumer. I’m always interested in your thoughts so feel free to comment below.
TORONTO, March 3, 2010 – Greater Toronto REALTORS® reported 7,291 sales through the Multiple Listing Service® (MLS®) in February, representing a 77 per cent increase over February 2009. The average price for these transactions was up 19 per cent year-over-year to $431,509. Sales and average price increases represent both increased demand for ownership housing and the base year effect, which involves a comparison of economic recovery this year to a period of economic decline last year.
“Increases in existing home sales and average price were noted across the GTA in low-rise and high-rise home types. Similar rates of growth were experienced in the City of Toronto and surrounding 905 regions,” said TREB President Tom Lebour. “This suggests that first time, move-up and down sizing buyers are all active in the existing home marketplace.”
New listings also increased in February, climbing 24 per cent compared to the same month last year.
“Annual growth in new listings is expected to continue. New listings growth will start to outstrip sales growth as we move through 2010,” said Jason Mercer, TREB’s Senior Manager of Market Analysis. “As the market becomes better supplied, we will see more sustainable single-digit rates of price growth.”

Great Support for Haiti from the Toronto Real Estate Board

February 17, 2010 — With Greater Toronto REALTORS’® individual donations, the federal government’s matching funds, and a TREB donation combined, Members of the Toronto Real Estate Board contributed nearly $75,000 to help those affected by last month’s earthquake in Haiti.
According to the Canadian Red Cross , Greater Toronto REALTORS’® individual donations to relief efforts in Haiti reached $12,085.
This amount will be doubled by the federal government, which pledged to match all individual Canadians’ contributions up to February 12th.
On behalf of Greater Toronto REATORS® TREB also donated $50,000 to Canadian Red Cross initiatives in Haiti. Read the rest of this entry »

Toronto: Why Adam Giambrone Should Not Be Mayor!

One word:Meglomania!
That a member of Toronto City Council and Chair of a very important City Service would think that running for Mayor would not compromise his decisions, shows that Adam Giambrone views himself as other than human and fallible. His recent apology of having a number of sex partners while being in a “supposedly” committed relationship is the next key. Do we need a “supposedly” committed Mayor?
The fact that the Deputy Premier of the Proviince would step down to run for Mayor, yet the Chair of the TTC does not think there is an issue of running for Mayor and being Chair of the TTC at the same time, leaves me in total doubt of his abilities and those of the group of back room boys that would float his name in the first place.
Torontonians are not that stupid!

Downtown Toronto News Is Up and Running!

Every morning I get up, head to the front door, pick up my Globe and Mail and skip happily to the Toronto Section. What happens in the rest of the world and the world economy is important, but nothing engages me like breaking new in Toronto. GREATER TORONTO AREA REALTORS® REPORTING JANUARY MID-MONTH HOUSING STATISTICS

TORONTO, January 18, 2010 Greater Toronto REALTORS® reported 1,749 existing home sales on the Multiple Listing Service (MLS®) during the first two weeks of January. This result was almost double the 888 sales reported for the same period in 2009, when sales had dipped to a recessionary low.
“We have had a strong start to 2010,” said Toronto Real Estate Board President Tom Lebour.“Widespread sales growth in terms of geography and housing type indicates that many households remain confident in their ability to purchase and pay for a home over the long-term.” Read the rest of this entry »

GREATER TORONTO REALTORS® REPORT DECEMBER SALES

January 6, 2010 — Greater Toronto REALTORS® reported 87,308 MLS® transactions in 2009 – a 17 per cent increase over 2008. This result included 5,541 sales in December. The 2009 result was in line with the healthy levels of sales experienced between 2004 and 2006, but lower than the record of 93,193 set in 2007.
“After a slow start to the year, existing home sales rebounded during the second half of 2009,” said Toronto Real Estate Board President Tom Lebour. “As consumer confidence improved, many households moved to take advantage of affordable home ownership opportunities in the Greater Toronto Area. The Reality of “Rightsizing”
There are times when “Downsizing or Rightsizing” becomes a must and not an option. Sadly, the topic is often controversial with the person needing to “Rightsize”. The process means a lack of independence, and many will fight any suggestion to move to a more accommodating living space.
We live in a City where there are very few spaces, other than apartments, that can allow one to live on one floor. Bungalows only exist in certain areas and those are still mostly accessible by climbing stairs. Staying in your home also means having to maintain gardens, snow removal, and routine maintenance. New Year’s Resolutions 2010

It is the end of the year and the beginning of a new one. At this time of year there is a natural tendency that I have had to make New Year’s resolutions. I’m sure that I am not that unusual and it is probably a trait that goes back through my family history. Was it a half-empty glass scenario?

Toronto Real Estate: The Reality of Home Inspections Part 2

After the Home Inspection
The home inspector will give you a “blow-by-blow” of what they feel needs to done on the house…many times when I visit clients 3 or 4 years later, none have been done. Not good, if you are planning on selling…however it does point to the urgency of some of the suggestions from the Home Inspector.
The reality is that house problems do not get better on their own. You house will not heal itself and a lot of times when left alone the final bill will only get larger. If you are selling at any point 95% of buyers if not more will insist on a Home Inspection and I doubt that what was an issue when you bought would have evaporated. Read the rest of this entry »
