Hiring a Contractor and Warranties…

At breakfast this morning with my Saturday Breakfast friends, all of them very house proud and into renovating, we discussed with a neophyte what some good hints might be when hiring a Contractor.

A lot of people get caught up in getting the best price from a Contractor and forget some of the basics. What did their last three clients think of the work that was done? Ask them for the phone numbers and addresses of their last few jobs…..as well as jobs done ten years ago….

From the last three jobs you want to know if they did what they said they would do, on time and with relative cleanliness….From the ten year old jobs you want to know how the product that they used survived. Are those windows or roofs leaking? Did they come back to adjust any issues that might have arisen? Was the warranty that they gave worth the paper it was written on?

Speaking of any warranties that are offered. Make sure that they are transferable to new owners if the house gets sold.  How many years have these Companies been around? If they give you a 20 year Warranty, what is the chance that they will be there to fix any problems…20 years from now.

At the end of the day it usually is a gut decision but do your due diligence! Make sure that the basis is not just financial!
