Since then I have tried to live life with no excuses. It is a constant challenge to keep that promise, and the “age” excuse is the one the keeps boiling to the top; it’s the easiest one to indulge….</p>

<p>No matter where I travel, when the topic of technology/change comes up, I hear “I’m too old to change” and they are usually younger than I am.</p>
<h2>Don’t become Blockbuster</h2>
<p>The sad reality is, if you don’t welcome change you could become the next Blockbuster Video. 10 years ago they had it all until the small upstart Netflix made the conversion from warehousing to online downloadable movies. Blockbuster watched their market share shrink and their stores close. Is that the business model that you would like to follow? Is that the life model that will guide your future? Are you ready to retire?</p>
<p><strong>Today’s toys are tomorrow’s tools:</strong> The iPad launched in April 2010, the modern day cell phone in the early 1980’s, smart phones in 2000, the modern car is just over 100 years old, yet very few homes are without them today.</p>
<p>When change confronts us, lines in the sand are drawn but you would be aghast today if someone told you they did not drive a car, or have a phone number. We adapted and we learned.</p>
<p><strong>Does age force that adaptation to stop or do we just feel overwhelmed and tired? </strong>There is no doubt that the amount of change has increased but is slowing it down the answer or is engaging new technology the solution…why not bring back that child’s sense of wonder?</p>
<p>Nobody in today’s working world was born into technology…we have all had to adapt. Each one of us will make our own personal decisions but we now live in a digital world and need to get used to it.</p>
<p>In my 50’s I found myself parenting my parents…the hardest job I undertook and was never trained for…but I did it because there were no options. Did I really believe it when I was promised that life would get easier as I got older? I was set up and fell for it!</p>
<h2>What’s the ROI of change?</h2>
<p>What was the ROI (return on investment) in looking after our parents and children? We do it because it had to be done…The ROI of change is engagement in the world. Not engaging is like saying you want to stop living, stop moving forward and hide…is that realistic?</p>
<p>Change is the only constant in our lives, no matter what age…embrace it, enjoy it, get used to it, and celebrate it. Stop using age as an excuse…</p>
<p><strong>If you think you don’t like change, I know you will like irrelevance even less…</strong></p>

<p>Adorna is totally irreverent, and exacting in her teaching and understanding of Rules, Regulations and just plain common sense within the Real Estate community.  After a class I asked her to discuss Fiduciary duties and Buyer representation. I loved her response so much that I asked her recently if I could share these explanations with you.<span id="more-7217"></span></p>

<p><em>Mr.and Mrs. Buyer thank you very much for the opportunity to meet with you and I’m very excited that I have this opportunity to discuss with you my most important legal responsibilities.</em></p>
<p><em>I am obligated by law to follow your lawful instructions pertinent to the transaction.  My responsibility is provide you with your options and alternatives; discuss the ramifications of your choices and then take a step back and give you an opportunity to think about what you want to do while I wait for your lawful instruction.</em></p>
<p><em>I’m here to watch out for your interest above my own. When’s the last time a sales person ever said that, to you? I’m not in sales, I’m in service Mr/Ms Buyer.</em></p>
<p><em>Whatever I know in a transaction, you’ll know.  Sometimes it’s fact, sometimes it’s rumour but I’m not allowed to decide what is important for you to know.  I am obligated by law to tell you what your situation is and then you determine if that information is important to you.</em></p>
<p><em>My highest responsibility is confidentiality.  I promise you right now I’m an excellent secret keeper and I will not talk about your personal secrets, your financial position, your motivation to sell or your urgency to anyone including the agents in my office.</em></p>
<p><em>I am accountable to you by law for your money, your paperwork and your dates so that you will not put any of your deposit money or general funds in jeopardy.</em></p>
<p><em>I am obligated to provide you with skills and contentious service.  The minimum required by my license law and regulations is competent service but I am obligated to a higher standard.</em></p>
<p><em>Thank you for allowing me to explain our most important legal responsibilities Mr/Ms Buyer. I know that there are a lot of real estate agents in our marketplace but only a true professional would be able to explain them like I did and I would be honoured to represent your interest.</em></p>
<p><strong>Adorna Carroll Explains Buyer Representation</strong></p>
<p><em>Once you’ve been pre-approved for your loan, we’ll start to go out shopping for property. When that time comes you will be provided with lists of property that are in your budget range and you will be doing your “homework” by driving around to determine if properties in your price range are in neighborhoods that you may be interested in.</em></p>
<p><em>When you see a for sale by owner sign on the front lawn, I just represent you.</em></p>
<p><em>When you see another company sign on the front lawn, I just represent you.</em></p>
<p><em>When you see our company sign on the front lawn, then my company has two clients in the same transaction &#8211; equal treatment, equal information- if I were to know the lowest prices the sellers can accept I can’t tell you, if I know the highest price you’re willing to pay I can’t tell them; you are entitled to know market information and all client confidential nformation (financial situation, motivation, urgency and personal secrets) will never be betrayed- do you have any questions?</em></p>

			<content:encoded><![CDATA[<p><img class="alignleft size-full wp-image-4894" style="margin: 5px" src="http://torontoism.com/files/2010/03/iStock_000009015788XSmall.jpg" alt="iStock_000009015788XSmall" width="255" height="169" />For years friends have wondered why we stay home on long weekends and March break, and the last weeks of August&#8230;.Sad to say but Toronto is at it&#8217;s best at those times&#8230;basically times when as many people are away as possible. Traffic decreases and with it the stress levels on the roads, streets and in the Restaurants&#8230;.</p>
<p>Toronto becomes more livable, casual and an absolute treat. I feel sorry for some of my friends who have drive the 2-3 hours to cottage country and spend the weekend working on the property and entertaining friends. Not that I don&#8217;t enjoy the wonderful Ontario countryside but sometimes it is just a treat to move around this City unimpeded and do some exploring. Just being able to live a few days without the congestion that we have come to expect is almost as good as a Dufflet Chocolate Cake&#8230;.well&#8230;</p>
<p>I guess the big question is&#8230;<strong>What does that say about how we live the other 330 days of the year???</strong></p>

After some discussion we decided on Chinese food and rather than walking aimlessly through Chinatown, we decided to <a id="aptureLink_yf71fzFqlu" href="http://en.wikipedia.org/wiki/Yelp%2C%20Inc.">YELP</a>  the restaurant.</p>
<p>For those of you who have not YELPED before&#8230;<a id="aptureLink_ztlGqPjmPt" href="http://www.yelp.ca/">Yelp</a>  is a website that is a repository of peer reviews, mashed with <a id="aptureLink_Y7TJZWpVlp" href="http://en.wikipedia.org/wiki/Global%20Positioning%20System">GPS</a> . It uses the GPS to find you, allows you to search under numerous categories for whatever service you are looking for and once you start narrowing down your search offers up peer reviews to help you make your decisions.<span id="more-4874"></span></p>
<p>That night we ended up only a few blocks from the Hotel we were staying at, ate in a very non-descript inexpensive Restaurant and had one of the best meals of the trip. We based our choice on the peer reviews and on leaving could have added our own views on the experience to the <a id="aptureLink_k9EKcIf2KH" href="http://search.twitter.com/search?q=Yelp.ca">Yelp</a>  web site with photos.</p>
<p>Now I am a confirmed Yelper. I have downloaded the Yelp app to my Blackberry and have a <span style="text-decoration: underline"><span style="color: #800080"><a title="Yelp Richard Silver" href="http://www.yelp.ca/user_details?userid=GXbT171b28gukDf3B6p0Vg" target="_blank">profile</a></span></span> that you can visit, become my friend or leave a review of my work as a <a id="aptureLink_4ToON0ON3o" href="http://www.yelp.ca/biz/richard-silver---bosley-real-estate-toronto">REALTOR</a>. Check it out in your area and write some reviews to help build the content that will make it a more valuable tool as time goes by. Get out there and start <a id="aptureLink_0HBYIIa94J" href="http://en.wikipedia.org/wiki/Yelp%2C%20Inc.">YELPING</a> !!</p>

			<content:encoded><![CDATA[<p>Almost a year ago I travelled to Chicago to sit in on a day of &#8220;rebooting&#8221; a course offered by <a id="aptureLink_MXnVbgpIGp" href="http://www.rebac.net/">REBAC,</a>  the Real Estate Buyer&#8217;s Agent Council of the <a id="aptureLink_PEvrPI7IHo" href="http://www.realtor.org/">National Association of REALTORS.</a>  The course was called <a id="aptureLink_s7m45V3gGP" href="http://rebac.net/innovative_marketing_techniques_for_buyer_reps.cfm">Innovative Marketing</a>  and after a day of meetings and numerous subject matter discussions the course was relaunched in November of 2009.</p>
<p>&#8220;REBAC is the world’s largest organization of real estate professionals focusing on BUYER representation. By providing specialized training and ongoing skill development, REBAC helps its members—and the home buyers who work with them—experience more successful real estate transactions.&#8221;</p>

<p>Every morning I get up, head to the front door, pick up my <a id="aptureLink_Q8VcKQbXg1" href="http://en.wikipedia.org/wiki/The%20Globe%20and%20Mail">Globe and Mail</a>  and skip happily to the Toronto Section. What happens in the rest of the world and the world economy is important, but nothing engages me like breaking new in Toronto. Sadly, I find myself with the feeling that I am missing a lot of the Toronto goings-on, and head to the Internet going to several sources to keep up to date.<span id="more-4678"></span></p>

<p>So I have been home a week and trying to make sense of all the information that I gleaned in the four hectic days of meetings in New York City. Instead of the usual &#8220;Blow by Blow&#8221; and who said what, I will just give you some of my impressions:</p>
<p>First and foremost, the four days were all about <a id="aptureLink_nR80p5uUcQ" href="http://en.wikipedia.org/wiki/Social%20media">Social Media</a> . Like it or not, just the way we used to say that Realtors with Technology will replace Realtors without it, now, Realtors and Brokers who have a Social Media presence will replace those who do not. As one of the speakers said, being a &#8220;Geek&#8221; is the norm and fashionable. Grandma&#8217;s are on <a id="aptureLink_sGDj0rJIgL" href="http://www.facebook.com/">Facebook</a> , <a id="aptureLink_sWoMpbPePY" href="http://en.wikipedia.org/wiki/Twitter">tweeting</a>  and showing off their new <a id="aptureLink_n8SwACTrmE" href="http://www.flickr.com/photos/williamhook/2830319467/">IPhone</a> !<span id="more-4614"></span></p>
<p>Two years ago, consumers &#8220;got&#8221; Social Media and some of the Realtors joined in the conversation. Now Brokers, Brands and Associations are scrambling to reign in the herd and jump on the bandwagon. <a id="aptureLink_ihdSxrOIuK" href="http://www.smminstitute.com/webinardownloads/NAR-SM-Guidelines-Edition1.pdf">Guidelines</a>  are imperative and education is needed. There will be a race to keep up the demand for more Education and tools.</p>
<p>Corporations are monitoring <a id="aptureLink_wsuFoFb2nE" href="http://en.wikipedia.org/wiki/Web%202.0">Web 2.0</a> . Twitter comments are being seen and reviewed in the Head Office. Customer&#8217;s Social Media Clout (<a id="aptureLink_guwidLDNjy" href="http://klout.com/">Klout.com</a> ) is being measured to gave the level of service provided. Someone with heavy clout is being upgraded in the hopes that they will &#8220;Twitter&#8221; their great customer service experience.</p>
<p>Traditional Media is in its death throws. Print Classified is dead. Newspaper advertising has become almost strictly Brand based. <a id="aptureLink_ncG0ZRTbTK" href="http://thedigitalhandshake.com/">&#8220;The Digital Handshake&#8221;</a>  by <a id="aptureLink_pqVdHtGWnV" href="http://www.linkedin.com/in/paulchaney">Paul Chaney</a> . Consumer habits have and are changing faster than we are&#8230;</p>
<p>There is lots of new Technology on its way; <a id="aptureLink_hvu3uCzTpc" href="http://en.wikipedia.org/wiki/WordPress">WordPress</a>  is getting strong momentum and amazing plug-ins and applications for small screen technology are becoming numerous. It is no longer enough to provide the data to the Realtor or their client; it must be formatted in an easy to use, fast and &#8220;cool&#8221; format.</p>
<p>Lastly, the US market is starting to move and the Real Estate Industry is much more positive there this year. Americans in general however are so focused on their own market and are so positive that they are the best, they don&#8217;t realize that there is a lot to learn from the Canadians or International Markets. They keep on referring to International attendees as being from &#8220;over the pond&#8221;. It&#8217;s too bad as they would learn from some of the Canadian experiences: Regulation is not all bad, Interest Deductibility creates entrepreneurs but a nation of debtors&#8230;Not-for-profit MLS owned by the Associations&#8230;</p>
<p><a id="aptureLink_dq3KqZUaml" href="http://search.twitter.com/search?q=Inman Connect">Inman Connect</a>  and <a id="aptureLink_paYUHSQRN0" href="http://rebarcamp.com/">REBarCamps</a>  are more valuable learning experiences and have more leading edge content than the NAR Conferences. Not that a <a id="aptureLink_6jMO3yX31i" href="http://www.realtor.org/convention.nsf/">National Association of REALTORS Conference</a>  is not a great educational experience but it more about what is going on today rather than helping us be proactive for the future.</p>

		<title>Lessons in Customer Service: Holland America&#8217;s Onboard Internet Service.</title>

			<content:encoded><![CDATA[<p>While on a <a id="aptureLink_OceXmr5oJU" href="http://www.hollandamerica.com/">Holland America</a>  Cruise recently, I messaged my Facebook and Twitter friends that I was enjoying the &#8220;Techspert&#8221; classes that they had on-board.  Like a lot of Companies today, <a id="aptureLink_UzDXNWl5pi" href="http://www.hollandamerica.com/">Holland America</a> , is monitoring the Blogosphere and Tweetosphere and I heard back quickly that they &#8220;were happy I was enjoying myself&#8221;. My response was to tell them that although I was, I thought that their Internet charges ($100 for 250 minutes) were excessive in view of the poor service (back to the OLD dial-up days). Their response was &#8220;I&#8217;ll pass it on&#8221;.</p>
<p>Over the next weeks as complaints on-board grew and my Internet bill reached over $600.00, I again posted my thoughts and was told by the responder that they would &#8220;pass it on&#8221;. <strong>What does &#8220;pass it on&#8221; mean?<span id="more-4542"></span></strong></p>
<h3>My suggestions to Holland America are:</h3>
<ol>
<li>Don&#8217;t monitor the &#8220;spheres&#8221; unless you are prepared to deal with the good and the bad. It doesn&#8217;t ring true and Social Media expects transparency.</li>
<li>Provide the best Internet service you can at non-usurious prices. Your clients want to communicate with their families telling them what a good time they are having and sending them the photos they have taken on the way. What would be better advertising for Holland America?  Word of mouth trumps corporate TV ads these days.</li>
<li>Even though the demographic of &#8220;Cruisers&#8221; is tilted toward retirees, look at the growth potential in those who are still working and need good access to the Internet.</li>
<li>&#8220;Value&#8221; cruises are no longer a value if you have more and more add-ons. Think of the market share that &#8220;Free Internet&#8221; would add.</li>
<li>When surveying your customers on the services you provide, make sure you include <strong>all</strong> services. In the four page survey, Internet was not mentioned at all, nor was there free form space for other comments.</li>
<li>Make sure that the person running the Internet Service on-board has &#8220;people skills&#8221;. However, that being said, the poor guy was dealing with complaints every minute, in a no-win situation.</li>
<li>Closed circuit television presentations featuring the benefits of your On-Board Online Services, should be an honest representation of what you can deliver. Better to under-promise and over-perform.</li>
</ol>
<p>Those are my suggestions for <a id="aptureLink_UIysnekGeU" href="http://en.wikipedia.org/wiki/Holland%20America">Holland America</a> . Please note that it was a great Cruise in all other respects and the ship was filled with hardworking people. We hit some great destinations.  We&#8217;ll see in the future if &#8220;I&#8217;ll pass it on&#8221; has any currency. So far, no word.</p>

At this time of year there is a natural tendency that I have had to make New Year&#8217;s resolutions. I&#8217;m sure that I am not that unusual and it is probably a trait that goes back through my family history. Was it a half-empty glass scenario?</p>
<p>So this morning, I was taking a nice long New Year&#8217;s walk&#8230;around the deck of a Cruise Ship as we are leaving Antarctica (not a bad life!). I challenged myself, as I routinely do to try to decide on changes that need to be made in my life.<span id="more-4449"></span></p>
<p>Clarity came to me after a couple of minutes: I think that the whole concept of New year&#8217;s resolutions means that last year was not up to snuff. Is there an assumption that each year must be better than the next? Last year was a great year; sure, my weight went up and down, the Real Estate market went up and down, my commitment to exercise went up and down and my bank account went up and down&#8230;but then there were lots of great moments with friends and family with some new arrivals&#8230;</p>
<p>Remember the movie where <a id="aptureLink_rWYbQOWoRU" href="http://www.imdb.com/name/nm0000197/">Jack Nicholson</a>  walked out of the Psychiatrist&#8217;s Office, looked around the waiting room at the other patients, had an &#8220;uh-huh&#8221; moment and said out loud<strong> &#8220;what if this is </strong><a id="aptureLink_vlXoop6JX9" href="http://en.wikipedia.org/wiki/As%20Good%20as%20It%20Gets"><strong>as good as it gets</strong></a><strong> &#8221;</strong> (also the name of the movie). The other patients looked at him in horror&#8230;</p>
<p>What if this is as good as it gets? What if my five-year plan has me doing exactly what I&#8217;m doing today? Is that a bad thing? </p>
<p><strong>This year, my New year&#8217;s resolution is &#8220;more of the same please&#8221;! </strong></p>
